How it Works...

Refinance and Save--Over the phone in less than 30mins!

T is the best way to save thousands of dollars by letting us do the Mortgage Rate shopping for you. We have Mortgage Brokers working everyday keeping up with over 40 Lenders in Canada. We follow these lenders on a daily basis as the market changes, they change their rates and we will be there to pass the savings on to you.

Step 1 When you see receive a notice in the mail from your current lender telling you that your current mortgage is maturing and is up for renewal, pick up the phone and call us.

Step 2 Have your financial documents ready. You will be asked to provide your income details and existing mortgage details. These numbers are very important and could come down to the penny!

Step 3 An on-the-spot credit check will follow to determine your Mortgage Rate and maximum Loan To Value LTV. If you have a credit score over 680 you will be able to Refinance up to 95% of the value of your home! Now is the best time to do those home renovations or pay for your childrens education tuition. Utilize the great interest rate you will be getting when you refinance your home.

Step 4 After the application your Mortgage Agent will be able to give you an over-the-phone Mortgage Approval and an interest rate quote. Your Mortgage Agent will tell you the relevant documents the lender will need to complete the approval. You will have 2 weeks prior to the new closing date to provide these documents. They usually include:

- paystubs (within 30days)
job letter
- N
OAs Notice of Assessments if using overtime income or if Self Employed
- Any additional proof of income
- The name and address of your solicitor
- Some lenders require an appraisal to be done, this is often paid by the applicant. The average cost for this is $250.00 Appraisals are done to confirm the value of your home as stated in our application.

Step 5 Signing the documents. You will be faxed or emailed the relevant documents needed to be signed by the lender.(these documents will be sent to you within 24-48hrs) Once signed and dated, simply fax or email back to us. All documents will have visible tabs on where to sign. If you need help signing or would like to go over the documents, give us a call and your Mortgage Agent will walk you through it. If you do not have a fax machine or use email, we can courier these documents to you.

Step 6 The Mortgage Commitment also known as the Mortgage Approval states that your financing is conditional upon you providing the documents as stated in Step 4. You will have up until 2 weeks prior to closing to provide your Mortgage Agent these documents. Submit as soon as you can to complete your file.

Step 7 Enjoy the satisfaction knowing that you have saved hundreds of dollars in interest and it didn't cost you a penny! And the best part is that you did it all while staying at home in the comfort of your own home.
